7 Roof Maintenance Tips Every Homeowner Needs to Know

Each year, countless homeowners opt to replace their roofs either due to their age or damage incurred during a storm.

While roof replacement is inevitable, there are several shingle roof maintenance tips that can delay the need for it.

Our team has compiled a concise maintenance checklist to help you recognize and prevent the type of damage that can lead to the premature replacement of your roof.

1. Check Your Shingles Regularly

To keep your roof maintained, it is important to regularly inspect it, especially after severe weather conditions like heavy rain or strong winds.

The good news is, you don’t have to climb up a ladder to check your roof’s condition. Simply using a pair of binoculars can help you identify any possible issues.

2. Get a Professional Roof Inspection

It is recommended to obtain a professional roof inspection, even if you have a roof maintenance checklist. This is because an inspector can identify potential issues that may have been overlooked and offer helpful tips for roof maintenance.

Additionally, they can provide an estimate of the remaining lifespan of your roof. While inspections every two years are generally advised, having an inspection annually can increase the likelihood of catching problems early on, saving you from expensive repairs.

3. Look for Leaks in Your Attic & Ceilings

It is important to regularly inspect your ceilings and attic for signs of water damage as it could indicate the need for maintenance on your roof. This is a good preventative measure to avoid any major issues.

4. Wash Your Roof

It is important to wash your shingle roof as a crucial part of its maintenance. Over time, your roof may appear dirty with dark streaks running from top to bottom, indicating the growth of algae on the surface.

Although this may not cause any immediate harm, if left unattended for too long, it can lead to the gradual decay of your shingles.

5. Clean Your Gutters

One important item on any roof maintenance checklist is to clean your gutters regularly.

Although it can be unpleasant, this task is crucial for keeping your roof in good condition. If your gutters get clogged, water can seep under the roof’s structure, leading to more than just water stains.

Many professionals suggest cleaning them twice annually, in late spring and early fall, as part of a routine fall home maintenance checklist.

6. Trim Any Overhanging Branches

To prevent potential damage to your roof during harsh weather, it’s important to address any tree branches that may be overhanging. It’s important to regularly monitor your landscaping and remove any sizable branches in close proximity to your roof.

This proactive approach can help minimize storm damage and prevent moisture buildup caused by leaves accumulating on your shingles, which can lead to roof decay over time.

7. Patch Up Your Chimney

As part of your roof maintenance routine, it’s important to inspect your chimney for any cracks or gaps in the mortar.

Even small structural damage can lead to bricks falling out, potentially harming your roof and even causing the chimney to collapse.

To address this issue, you can either hire a professional contractor to repair any damage or take on the task yourself with a trowel. It’s crucial not to overlook any issues with your chimney to prevent potential hazards.
